How long do ArmorGarage roof coatings last?
ArmorGarage commercial roof coatings are typically guaranteed for 12–15 years and often last much longer when applied correctly and roof drains are kept clean, which prevents ponding water.
I have a large roof. Are there discounts available for large quantities and how is the best way to get them?

What roof types can be coated?
Roof coatings can work on many common roof types such as metal, modified bitumen, built-up roofing, EPDM, asphalt shingles and more. We have products for every type roof material whether it's a residential or industrial sized roof.
Can I apply a roof coating myself?
Yes. These systems are very DIY-friendly and include clear instructions. Most customers apply by roller and or sprayer, depending on the roof type and product. A brush can also be used for tight spots.
Do roof coatings help reduce heat?

How long does it take to coat a roof?
Residential shingle roofs can be done in a single day. Commercial roofs will depend on the size and application method. We recommend rolling flat roofs that are 15,000 sf and under, which can be done in a single day. Sprayers increase productivity on larger roofs and metal roofs. Many large commercial roofs can be sprayed in a single day and then completed the next day for the second coat. Please allow sufficient time for cleaning and for the roof to dry prior to starting the coating application.
What about my roof penetrationsf?
All seams should be check and any suspect seams should be coated with our Roof Repair Mastic. See the product page for examples and instructions. All roof flashings should be dealt with in the same manner.

On metal roofs, repair split seams with mastic and roof mesh, check all screws for tightness, and either coat screwheads with mastic or replace with oversized roof screws if the screws are stripped.

On small tar and rubber-based roofs, it's just as easy to coat all seams and flashings with the mastic. Again see the Mastic product page for great instructions on preparing your roof.

On shingle roofs, you can use any paintable caulk to fill in any visible holes or cracks. On any roof, do not use silicone-based products; they are not coatable, even if they claim to be. We recommend not using them.

I previously patched and coated my roof can I apply your coating over it?
Yesβ€”providing the patch material and roof coating aren't silicone-based.

Yes, providing the patching and coating is not peeling up all over the place. This is why we encourage customers to do the job right in the first place. Cheap, low-quality fixes/band-aids lead to bigger and bigger problems

If unsure of a previous coating, ask for a sample to do a test spot to ensure product compatibility.

Do I have to prime my roof?
For tar & rubber-based commercial roofs and asphalt shingles, no priming is required. For metal roofs with a factory-applied anodized coating, we recommend our metal roof primer be used first to ensure proper adhesion. Many factory coatings can be very slick and hard to adhere to.
Do I need to clean the roof first and if so how?
Yesβ€”prep is critical for adhesion. Most roofs should be cleaned thoroughly. Use caution if power washing large commercial roofs; too high a pressure can damage roof materials.

For shingle roofs, we recommend a garden hose sprayer and a TSP solution to clean shingles. TSP is a good all-around cleaner for all types of roofs. Use a mold & mildew remover if necessary or a bleach mixture where needed, be sure to thoroughly rinse these spots.

In ponding water areas, you will a large soot and silt build up, be sure to remove all of it down to the roof coating and then clean with mold & mildew remover or bleach to kill any organic organisms. Spot coat these areas with the Ponding water Roof Coating

Prep steps vary by roof type and condition, but in general, all roofs must be clean, free of all mold, mildew, soot, silt, and be 100% dry.
