Roof Coatings For Any Roof
ArmorGarage Roof Shield is a high-performance epoxy rubber roof coating for Flat or Pitched roofs that outperforms traditional elastomeric coatings, tar & EPDM roofing materials. It also outperforms Liquid EPDM, water, or silicone-based coatings.
Finding and repairing roof leaks more often than not is an expensive and futile effort that ends up costing far more than had you encapsulated your entire roof with an ArmorGarage roof coating from the beginning. Once fully coated, it's impossible for water to penetrate ArmorGarage Roof Coatings. There's a reason why Beale Air Force Base switched from a popular silicon coating to our Metal Roof Coating: its performance and durability.
Thicker Roof Coating
Why do our roof coatings last longer, reflect more heat, resist harsh weather like hail storms better, and stop leaks better?. This image says it all. Look at the difference in thickness between our coating and typical roof coatings! Plus, our coating is made with the highest grade of rubber fortified with military grade epoxy. Our coating is like installing a new roof that outperforms your original roofing material. When you start with a thin coating that has a chemical structure with wide pores, it doesn't take much for water to start passing right through the coating itself. ArmorGarage roof coatings have the lowest permeability ratings, which means they have the tightest chemical structure with the smallest pores, resulting in better leak-stopping and leak-prevention capabilities. All ArmorGarage roof coatings go through our 9000 severe weather test to ensure your roof can handle any weather conditions.
Asphalt Flat Roof Coating
Our Tar and Rubber Roof Coating is perfect for flat or pitched roofs. Applied in two coats at 100 sf/gal. It's an industrial-grade coating for your roof, engineered to last 15-20 years. With superior stretch and memory retention, the lowest permeability rating, and hail-resistant toughness, makes this the best commercial roof coating on the market. This large warehouse was full of leaks, causing a lot of headaches for the tenant and owner. ArmorGarage roof coating solved the leak issue and reduced the interior temperature by 7 degrees. Can be rolled or sprayed on by anyone. Let one of our roofing experts evaluate your roof and provide you with a detailed quote. Volume discounts available.
Metal Roof Coating
This roof was a total disaster, along with the rooftop ductwork. This building leaked like a sock and looked like everything needed to be replaced. But one coat of our zinc primer and two coats of the Metal Roof coating made the roof look brand new, as you'll see on the next slide. The ductwork was saved by one coat of our heavy-duty metal epoxy mastic and the protective topcoat. Not only are they leak-free now, but the interior temperature was reduced by a whopping 10 degrees during the summer months.
Metal Roof Saved!
The transformation is incredible, and we strongly recommend that you don't wait till your roof gets that bad. But if we can do this for this customer, imagine what we can do for you! On the Metal Roof Coating product page, you'll see project images and videos of some of the installations at Beale Air Force Base. They were using a popular silicone roof coating until they got tired of its underperformance and useless warranty. They switched to ArmorGarage roof coating and couldn't be happier. We also matched the coating to their custom color so the roofs blended into the background rather than appearing bright white.
Asphalt Shingle Roof Coating
ArmorGarage asphalt shingle roof coating is one of the best-selling and best-performing coatings you can apply to your shingled roof.
Many popular coatings don't allow your shingles to breathe, risking rot damage to your beams and boards.
They also get burned off quickly from intense sun exposure, leaving your shingles unprotected. ArmorGarage shingle coating will lock down your granules, which is crucial. Once your shingles have lost their granules, it's too late. Stops leaks, rejuvenates shingle colors, and extends life 5-7 years or more. This coating is very easy to apply with either a roller or a simple garden hand pump sprayer.
Ponding Water Roof Coating
Flat roofs are notorious for having low spots where water accumulates and sits there for 2 or more days. This is very destructive to any asphalt-based roof, such as torch-down and built-up roofs. These low areas accumulate silt and debris when the standing water finally evaporates. You'll see a great example of this on the Ponding Roof Caoting product page.
You must apply a coating specifically designed for ponding water. ArmorGarage's coating thrives underwater and is recoatable, unlike many silicone roof coatings. Plus, it's much more durable and can be walked on, unlike competing products. Contact us regarding your roof project, and one of our roof experts can guide you through the whole process.
Roof Coatings FAQ
How long do ArmorGarage roof coatings last?
I have a large roof. Are there discounts available for large quantities and how is the best way to get them?
You can even send us pictures and videos of your roof for expert advice on which product to use and how best to apply it.
What roof types can be coated?
Can I apply a roof coating myself?
Do roof coatings help reduce heat?
How long does it take to coat a roof?
What about my roof penetrationsf?
On metal roofs, repair split seams with mastic and roof mesh, check all screws for tightness, and either coat screwheads with mastic or replace with oversized roof screws if the screws are stripped.
On small tar and rubber-based roofs, it's just as easy to coat all seams and flashings with the mastic. Again see the Mastic product page for great instructions on preparing your roof.
On shingle roofs, you can use any paintable caulk to fill in any visible holes or cracks. On any roof, do not use silicone-based products; they are not coatable, even if they claim to be. We recommend not using them.
Proper cleaning and roof prep are key to a successful, long-lasting roof project. Speak to an ArmorGarage rep about your roof's condition and how best to prepare it for a roof coating. We have many years of field experience with roof jobs.
I previously patched and coated my roof can I apply your coating over it?
Yes, providing the patching and coating is not peeling up all over the place. This is why we encourage customers to do the job right in the first place. Cheap, low-quality fixes/band-aids lead to bigger and bigger problems
If unsure of a previous coating, ask for a sample to do a test spot to ensure product compatibility.
Do I have to prime my roof?
Do I need to clean the roof first and if so how?
For shingle roofs, we recommend a garden hose sprayer and a TSP solution to clean shingles. TSP is a good all-around cleaner for all types of roofs. Use a mold & mildew remover if necessary or a bleach mixture where needed, be sure to thoroughly rinse these spots.
In ponding water areas, you will a large soot and silt build up, be sure to remove all of it down to the roof coating and then clean with mold & mildew remover or bleach to kill any organic organisms. Spot coat these areas with the Ponding water Roof Coating
Prep steps vary by roof type and condition, but in general, all roofs must be clean, free of all mold, mildew, soot, silt, and be 100% dry.
The Facts About Stopping Roof Leaks
Armor Roof Shield provides commercial property owners and facility managers with an affordable, guaranteed long-term solution to chronic roof problemsβeliminating the endless cycle of temporary fixes.
The Problem With Temporary Fixes
Patching leaks with cheap, low-quality products creates a frustrating cycle: the leaks stop temporarily, then return. You repair again and again until eventually facing complete roof replacement.
Before you know it, you've spent a fortune on "inexpensive" products and created a disasterβa leaking roof covered with multiple incompatible, non-performing coatings. If you used 100% silicone, you're stuck with that inferior product because nothing else will adhere to it.
The key to long-term savings over roof replacement is applying the right coating the first time.
Long-Lasting Performance That Saves Money
Many rubber roof coatings can stop a leakβspray cans exist for this purpose. But the critical question isn't can it stop leaks, but how long will it keep them stopped?
ArmorGarage Roof Coating stops leaks with one application and keeps you dry for a minimum of 15 years guaranteed, with an average lifespan of 20 years. This delivers one of the lowest costs of ownership in the industryβproduct cost divided by years of service.
Would you rather have a higher first cost or a lower repeating cost that ends up more expensive in money, time, headaches, lost productivity, and eventual roof replacement?
Superior Materials & Proven Technology
Since 1988, we've helped customers who couldn't find a product that was easy to apply, guaranteed long-term durability, and cost less than roof replacement.
Armor Roof Shield combines our extensive epoxy technology with a copolymer butyl rubber base. Butyl rubber is the highest grade availableβfar superior to alternatives like EPDMβresulting in performance characteristics other coatings simply can't achieve.
Water-based elastomerics, silicone, and aluminum-fibered roof coatings generally have poor performance specifications that translate to subpar real-world results, regardless of their guarantees.
What Sets Us Apart

- 15-year minimum guarantee with 20-year average lifespan
- One application stops leaks permanentlyβno repeated repairs needed
